Expert Building Surveys in Bolton
Building / Structural Survey. This is recommended in
particular for properties which are older or of unusual construction. It
is particular beneficial if the property is in poor condition or you are
planning a major conversion/renovation after purchase.
You will benefit from the fact that with Chase & Associates Limited the
Surveyor who will carry out this survey are also members of the
Chartered Institute of Building which means we have extensive knowledge
of construction techniques and defects.
Legal Disrepair Surveys. Are you living in
a damp house with jobs that need doing? Is the landlord not interested
in doing the work because it is too expensive? We can carry out a survey
to identify what repairs are required and ensure that all items of
disrepair are correctly identified, diagnosed and rectified.
Regulation. If you are undertaking a new
build project, a refurbishment or an extension, Chase & Associates can
advise on the requirements of the Planning and Building Regulations.
There are also other regulations you may need to consider such as the
Control of Asbestos Regulations, Disability Discrimination Act, Health &
Safety at Work Act and Construction (Design & Management) Regulations.
We can also project manage your project for you to ensure all these
regulations are adhered to.
Specific Defect Survey. You may require
specific advice for a particular problem for example, possibly
identified in the lenders mortgage valuation report. This can be a cost
effective way of providing information for a particular defect without
going to the overall expense of a full survey. Very often cracks in
buildings are a cause of concern and it will be important to decide
whether movement is historic or whether there is a continuing problem.
New Build Snagging. When you buy a new
home there are often minor defects that remain after the building has
been signed of. These include anything from poor plastering to defective
roof coverings and poorly installed services. The most recent Home
Builders Federation (HVB) customer satisfaction survey found that more
than 90% of new-build owners reported problems to the builder after
moving in. This can be a source of disappointment and frustration for
homebuyers. We can carry a snagging service that will highlight these
faults. These are then detailed in a report which is passed to your
Developer who is instructed to rectify the problems promptly.
Disputes. Disputes can arise between
clients and their builders for various reasons when building a new
property, carrying out extensions or undertaking a refurbishment.
Disputes can be for a variety of reasons, for example the quality of
workmanship, the cost of extra work undertaken or incorrect
specification. Depending upon the nature of the problem our Surveyors
can undertake to provide reports upon specific building defects or
issues as part of a dispute mediation process and may also be able to
help in dispute negotiation/litigation.
EPC and HCR. We can arrange for Energy
Performance Certificates (EPC) and Home Condition Reports (HCR)
